DPE Rules & Regulations for properties in Chamonix
Navigating energy ratings in France has become one of the most critical aspects of owning a holiday property. Following the introduction of nationwide regulations (the Loi Le Meur), energy performance requirements directly control whether a property can legally operate as a holiday let (meublé de tourisme).
Do I legally need a DPE (Energy Performance Certificate) for a short-term holiday let?
Yes. A Diagnostic de Performance Énergétique (DPE) is mandatory for all furnished holiday lets in France. It evaluates your property’s energy consumption and carbon emissions, assigning a rating from A (most efficient) to G (least efficient).
Your DPE rating must be disclosed during local registration and displayed on official rental listings.

What happens if my property is rated F or G? Can I still rent it out?
The answer depends entirely on when your property was first registered and operated as a holiday let:
- New Holiday Lets (First listed after 20 November 2024): If a property requires a local change-of-use authorization (changement d'usage) and was not an active holiday let before 20 November 2024, it must achieve a DPE rating between A and E.
Properties rated F or G cannot obtain the required authorization and cannot be rented as new holiday lets. - Established Holiday Lets (Active before 20 November 2024): Properties that were already lawfully operating as holiday lets prior to 20 November 2024 benefit from a transitional exemption.
An existing F or G property is not automatically banned today simply because it continues operating, but all holiday lets must achieve at least a D rating by 1 January 2034.
What does this mean if I am buying a new property in the Chamonix Valley?
When purchasing a property, the seller or estate agent (immobilier) will provide a mandatory technical diagnostics pack (DDT) containing the current DPE rating.
If you are buying a property rated F or G with the intention of launching it as a
new holiday let, you will
not be able to secure the necessary Mairie authorization without first completing energy efficiency improvements.
How can I improve a poor DPE rating (F or G)?
Improving a property's DPE rating not only ensures legal compliance—it also reduces winter heating bills, improves guest comfort, and boosts rental yield.
Common cost-effective upgrades in mountain properties include:
- Insulation: Upgrading loft, roof, or internal wall insulation.
- Glazing: Replacing older single/double glazing with high-performance thermal glass.
